This exemption is usually automatic to a property owner with new improvements to existing structures on homestead property or the rebuilding of residential structures following a catastrophic event.
(See tax bill example)
Some examples would be: a room addition, garage, porch, deck, or otherwise materially altering the character and condition of an existing structure. The property must be owner occupied and used exclusively for residential purposes. The exemption allows the property owner to avoid paying an increase in value attributed to the improvement 4 years. The amount of this exemption is limited to $75,000 in fair cash value ($25,000 in assessed value).
The exemption will continue for 4 years from the date of completion and should automatically be initiated by the Township Assessor. Check your tax bill each year to make sure that the exemption is subtracted from your assessment.
Materially altering the character and
condition of an existing structure may not be evident to your
Township Assessor, so you may request the form PTAX-323 from our
office. For details on the status of a 4 year exemption or on the
amount used in the calculation process, contact your Township
Assessor or the County Assessment Office located in the Brookens
Center at 1776 East Washington Street, Urbana, IL 61802-4581.
Office hours are Monday through Friday, 8:00 a.m. through 4:30 p.m.
