SUMMARY
Supervises and co-ordinates activities of workers engaged in maintaining and repairing County buildings, mechanical equipment and utility systems.
PRIMARY DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned.
Plans, organizes and supervises the activities of staff in proper repair and maintenance of mechanical equipment in the County buildings.
Supportsand trains all maintenance workers in installations, troubleshooting and repairing equipment.
Inspects and identifies maintenance problems, determines appropriate repair procedures and inspects upon completion for correctness.
Monitors operation of all high pressure steam boilers, energy management systems, heating, air conditioning, electrical, plumbing and refrigeration systems. Ensures that all preventive maintenance procedures are carried out correctly, efficiently and according to schedule.
Attends meetings with various departmental personnel in order to prioritize maintenance requests.
Responds to requests for emergency repairs.
Maintains records of completed maintenance and repair work.
Oversees the remodeling and renovation of building structures. Assists in planning major construction on the Construction Project Teams. Assists in drawing bid specifications. Evaluates work and contracted projects in progress and upon completion.
Assists in the preparation of the annual department budget.
Obtains cost estimates for supplies, parts and equipment repair. Orders supplies and maintains inventory of parts.
May assist in the work performed by workers supervised such as welding and fabricating.
SUPERVISORY RESPONSIBILITIES
Directly supervises 10 to 20 employees in the department. Carries out supervisory responsibilities in accordance with the County's policies and applicable laws. Responsibilities include interviewing, training employees; planning, assigning, and directing work; appraising performance; recommending hiring and disciplining employees; addressing complaints and resolving problems.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each primary duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED) and 10 years of experience in trades, building operations and/or the construction industry.
LANGUAGE SKILLS
Ability to read and interpret documents such as blueprints, construction documents, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before employees or managers of other departments.
MATHEMATICAL SKILLS
Ability to measure, add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw sketches with measurements.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS
Certifications in Energy Management, boilers, locks, roofing and HVAC preferred. License in electricity and plumbing desirable.
