Mobile Home Taxes Return to top

** The 2017 Mobile Home tax bills will be mailed March 1, 2017. The Due Date is May 1, 2017. A May 1, 2017 postmark will be considered "on time." Late charges will begin on May 2, 2017.

The County Collector sends out 3,400 mobile home tax bills and collects $285,000.00. Mobile Home taxes are based on the age and square footage of the home.

Mobile Home tax bills are mailed in March and represent a taxing period of January 1 through December 31 for the year in which they are billed. The bills are due in May (at least 60 days after they are mailed).

By law, interest of $25.00 per month (not to exceed $100.00) is assessed after the due date.

Mobile Home delinquent taxes are subject to the same annual tax sale procedures as Real Estate delinquent taxes which include the sending of delinquent notices and the publication of names. Failure to pay Mobile Home taxes can result in the eventual loss of the mobile home.

Before buying a mobile home, please call the Champaign County Treasurer's office at 217-384-3743 to be sure the taxes are paid to date. To obtain a clear title to the mobile home, you will need to file a Mobile Home Certification with the Secretary of State. The Certification states that all taxes are paid in full. You can obtain the Certification at the Treasurer's office.

The Champaign County Collector mails approximately 74,000 real estate tax bills and will collect over $332 million dollars this year. The money collected will be distributed to 125 taxing districts (schools, cities, etc.).

Real estate tax bills will be mailed April 28, 2017. The first installment will be due June 1, 2017 (at least 30 days after the bills are mailed) and the second installment will be due on September 1, 2017. If you have not received your tax bill, contact the Champaign County Collector at 217-384-3743.

A single tax bill is sent for the full year's taxes with both installment payment coupons included. We do not send a second bill for the second installment. By law, taxes are payable in two equal installments. Partial payments are not allowed by law.

Annual Real Estate and Mobile Home Tax Sale Return to top

The annual Tax Sale will be held at Brookens Center Lyle Shields Meeting Room, 1776 E. Washington, Urbana, Illinois, starting at 10:30 AM October 20, 2017. Anyone interested in being a tax buyer must complete the Certificate of Registration, found in the Tax Sale Buyer package , and return it to the Treasurer's office no later than 10 business days prior to the tax sale (October 6, 2017).

Fees to be added to each real estate parcel purchased at the tax sale:

  • $20.00 Indemnity Fee
  • $10.00 Tax Sale Automation Fee
  • $60.00 Interest Fee
  • $4.00 County Clerk Fee

Instructions for Paying Subsequent Taxes

  • You must be present when sub-taxes are being processed.
  • You will be responsible for posting with the County Clerk.
  • Your list must be typed or neatly handwritten in black ink.
  • Your list must be in permanent number order.

Please prepare three separate checks:

  • One check which includes all Tax and Interest.
  • One check for all Indemnity Fees ($20.00 per parcel).
  • One check which includes all Print-Outs ($5.00 per parcel) and Tax Sale Automation Fees ($10.00 per parcel)

Make one check payable to: Champaign County Collector.

Make two checks payable to: Champaign County Treasurer.

Sub-tax payments will be accepted starting mid-September. Contact the Treasurer's Office for exact dates.
